  • Katelyn reviews for turn key or rehabs under $30K and adds houses to possibilities. Also to include rehab estimate

 

To Katelyn reviews BAD properties in good neighborhoods

  • Review pictures to ensure it’s bad/broken/busted
  • Review lot lines to determine if turnkey. If not,
    • Use Realtor.com or Redfin.com. Search for address. Scroll down for Nearby comp ARVs.
    • Input Numbers into Refi Spreadsheet
    • IF Profit > $5K. then move house to Possibility in MLS
  • rehab under $30K and adds houses to possibilities. Also to include rehab estimate
  • Nat analyzes possibilities using BRRRR Spreadsheet and Rental Spreadsheet

AND

  • Heart = Cash Flow > $100 & Cash on Cash ROI >= 6%
  • Possibility = stays if positive cashflow but doesn’t fit the above numbers.
