To Katelyn reviews BAD properties in good neighborhoods
- Review pictures to ensure it’s bad/broken/busted
- Review lot lines to determine if turnkey. If not,
- Use Realtor.com or Redfin.com. Search for address. Scroll down for Nearby comp ARVs.
- Input Numbers into Refi Spreadsheet
- IF Profit > $5K. then move house to Possibility in MLS
- rehab under $30K and adds houses to possibilities. Also to include rehab estimate
- Nat analyzes possibilities using BRRRR Spreadsheet and Rental Spreadsheet
AND
- Heart = Cash Flow > $100 & Cash on Cash ROI >= 6%
- Possibility = stays if positive cashflow but doesn’t fit the above numbers.
