Notice this screenshot above is showing the agent remarks stating Highest and best do by 6/30/22.  also note that the date as of today is 7/17/22.

Either the property is already sold and is still showing as an active listing within the MLS or something happened with the multiple offers this agent is claiming to have received and the deal fell through.

Imagine the decrease in negotiating power that the seller’s agent has while knowing that this property has been on the market for more than 20 days and has already missed a highest and best situation.

Consider that when a highest and best situation occurs and there are multiple offers, when one offers selected the seller’s agent will usually send email notifications to other buyers (usually all of them) saying that another offer has been selected however their offer is going to be the backup offer should the primary offer fall through.

It’s best to always connect with the seller’s agent just to get a better idea of the situation of the deal. The more information you have the more opportunity you have to negotiate.
